Good News on the Real Estate Front!

We’re very optimistic about the year ahead for real estate. We have run across a great article that we would highly suggest you take a look at. It’s from CNBC, discussing the resurgence in second home sales, particularly in California. Take a look!

Sales Stats

Are changes afoot?  It is certainly looking promising, although we will
need more data to really know if we are seeing an upward trend in home
sales.  Single family homes made a great gain this past January compared
to January 2011 – with Tahoe Donner seeing the largest gain. Of course,
median home prices have dropped but the units sold are up.

The winter that wasn’t?  To a certain extent, that may be true. Our
snow pack is 26% of normal as of February 1st, but that doesn’t mean there
isn’t great skiing to be had. Of course, there isn’t the off piste skiing
some prefer, but if you like groomed runs, the conditions right now can’t be
beat! All the top resorts have extensive snow making capabilities and are
putting them to great use.  Our cold nights – despite whatever the daily
high temperatures may have been – help keep the snow in place. Daytime
spring skiing temperatures, and lack of crowds which is causing the resorts
to offer some incredible package deals, make it a perfect escape for
families, friends, and YOU! Check out Tahoe area deals here: http://bit.ly/AiLb07

Sales Stats

As we begin a new year, there are some indices to pay attention to as we look ahead. While year-over-year home price measurements notched down in 2011, prices are expected to see a slight uptick in 2012, according to *Clear Capital (based here in Truckee). Should the valuation company’s predictions ring true, it would be the first time since 2006 that the change in annual home prices has landed in positive territory. Data released by Clear Capital on January 9th shows year-over-year, national home prices dropped 2.1 percent in 2011. For 2012, the company projects a slight gain of 0.2 percent. Not much, but headed in the right direction!

The big news around here is the merger of Alpine Meadows and Squaw Valley USA. This was announced in December. It’s been rumored for years, and now, season passes and lift tickets will work at both ski resorts starting this winter.
The deal allegedly was initiated last winter on the chairlift, in what started as a conversation between Squaw Valley president and CEO Andy Wirth and Todd Chapman, president and CEO of JMA Ventures, the company that owns Alpine Meadows. More info can be found at Tahoe Super Pass information.

Tahoe Donner Market Trends – 4th Quarter 2011

Tahoe Donner 4Q2011TD logoTahoe Donner Summary (Complete Report)

Inventory Decreased. The number of listings for Tahoe Donner single family homes for sale in the Tahoe Sierra MLS was 91 as of January 2, 2012. This represents a decrease over the last quarter, roughly about a 30% decrease in inventory of single family homes. It is somewhat usual to experience a decrease in inventory at this time of the year as homes have been taken off the market to be ski leased for the winter season. But, usually we see the larger drop at the beginning of the 4th quarter, versus at the beginning of the next year’s 1st quarter. So, our inventory of homes for sale is lower than usual now.

Increase in median sales prices for 2 quarters in a row! The median sales price for single family homes in Tahoe Donner for October 2011 through December 2011 was $537,500. This represents an increase of 7.5%, or $37,500, compared to the prior quarter. The median sales price for single family homes was $520,000 during the same period in the prior year (4th Quarter 2010), thus we experienced a 3.4% decrease compared to the 4th quarter of 2010. We still have lots of buyers looking for homes in the lower price ranges. Lower priced homes are still continuing to sell the best.

Market Activity decrease. The number of single family homes sold in Tahoe Donner, as recorded in the Tahoe Sierra MLS, for October 2011 through December 2011 was 58 homes. This represents a decrease of -13.4%, or 9 homes, compared to the prior quarter and a decrease of -18.3%, or 13 homes, compared to the same period in the prior year. We often see a decrease in market activity during the 4th quarter of each year, over the prior 3rd quarter, so this isn’t unusual.

Homes are selling at about 95.7% of their asking price. The average listing price for single family homes in Tahoe Donner for October 2011 through December 2011 was $595,628. This represents an increase of 5.9%, or $33,248, compared to the prior quarter and a decrease of -2.2% compared to the same period in the prior year. Single family homes in Tahoe Donner sold at an average of 95.7% of their last listed price, during October 2011 through December 2011, compared to the same period in the prior year when the homes were selling at an average of 95.4% of their last listed price. Basically, the average $/sq.ft. for sold homes has seesawed up and down almost each quarter for the last few years, with a general downward trend. Note: If you are a buyer of property, please remember that the sold price/sq.ft. is generally higher for smaller homes and lower for larger homes.

Basically, the average $/sq.ft. for sold homes has seesawed up and down almost each quarter for the last few years, with a general downward trend. Note: If you are a buyer of property, please remember that the sold price/sq.ft. is generally higher for smaller homes and lower for larger homes.

Tahoe Donner 2Q2011TD logoTahoe Donner Summary (Complete Report)

This represents a significant increase over last quarter, a 59.3% increase in inventory of single family homes. This number is still a bit low compared to previous years at this time of the year. But, as expected, the large increase over the number of homes on the market during the 1st quarter that we’ve seen this quarter can be attributed to ski-leased homes coming on the market for sale and the usual general increase in inventory at this time of the year.

Lower priced homes are continuing to sell the best. The median sales price for single family homes in Tahoe Donner for April 2011 through June 2011 was $469,000.
