Truckee Area Neighborhoods
The colorful history of Truckee dates back to 1894, when the Stephen-Townsend-Murphy party was migrating west, trying to cross the Sierra before winter set in. A friendly Paiute Indian offered assistance in guiding the party to California. His name sounded like “Tro-kay” to the white men, who dubbed him “Truckee”.
Logging has been a key industry in Truckee over the past century, along with the railroad. In the late 1800′s, the town gained a reputation as a wild Old West town, with plenty of saloons and a red-light district. After the 1920′s, Truckee began a 40-year period of little growth and development, particularly during and after the War years. Finally in 1960, the Winter Olympics were held at Squaw Valley, putting the Truckee-Tahoe area on the map as a major destination resort for year-round recreation.

Tahoe Donner Summary (Complete Report)
Inventory Decreased. The number of listings for Tahoe Donner single family homes for sale in the Tahoe Sierra MLS was 130 as of Nov. 21, 2011. This represents a decrease over the beginning of last quarter, a 10.3% decrease in inventory of single family homes. This decrease in inventory is pretty usual for this time of the year as homes have been taken off the market to be ski leased for the winter season.
Lower priced homes are continuing to sell the best.The median sales price for single family homes in Tahoe Donner for July 2011 through September 2011 was $500,000. This represents an increase of 6.6%, or $31,000, compared to the prior quarter. The median sales price for single family homes was $525,000 during the same period in the prior year (3rd Quarter 2010), thus we experienced a 4.8% decrease compared to the 3rd quarter of 2010. We still have lots of buyers looking for homes in the lower price ranges.
Market Activity increase. The number of single family homes sold in Tahoe Donner, as recorded in the Tahoe Sierra MLS, for July 2011 through September 2011 was 67 homes. This represents an increase of 48.9%, or 22 homes, compared to the prior quarter and an increase of 6.3%, or 4 homes, compared to the same period in the prior year. Often we see an increase in market activity during the 3rd quarter of year each year, over the activity in the 1st and 2nd quarters. This year the activity stayed pretty even through the 1st and 2nd quarters and didn’t really increase until this 3rd quarter.
Homes are selling at about 96.7% of their asking price. The average listing price for single family homes in Tahoe Donner for July 2011 through September 2011 was $562,370. This represents an increase of 6.3%, or $33,383, compared to the prior quarter and a decrease of 2.7% compared to the same period in the prior year. Single family homes in Tahoe Donner sold at an average of 96.7% of their last listed price, during July 2011 through September 2011, compared to the same period in the prior year when the homes were selling at an average of 95.7% of their last listed price.
Increase in the average $/sq.ft. of sold homes. Average price per square foot for Tahoe Donner homes sold during the 3rd Quarter was approx. $258, an increase of 4.5% (at $247/sq.ft.) as compared to last quarter (2nd Qtr 2011), and a decrease of 4.4% (at $270/sq.ft. in Q3 of 2010) as compared to the same period last year. Basically, the average $/sq.ft. for sold homes has seesawed up and down almost each quarter for the last few years, with a general downward trend. Note: If you are a buyer of property, please remember that the sold price/sq.ft. is generally higher for smaller homes and lower for larger homes.

Inventory Increased. The number of listings for Tahoe Donner single family homes for sale in the Tahoe Sierra MLS was 145 as of July 6, 2011. This represents a significant increase over last quarter, a 59.3% increase in inventory of single family homes. This number is still a bit low compared to previous years at this time of the year. But, as expected, the large increase over the number of homes on the market during the 1st quarter that we’ve seen this quarter can be attributed to ski-leased homes coming on the market for sale and the usual general increase in inventory at this time of the year.
Lower priced homes are continuing to sell the best.The median sales price for single family homes in Tahoe Donner for April 2011 through June 2011 was $469,000. This represents a decrease of 8.4%, or $43,000, compared to the prior quarter. The median sales price for single family homes was $543,500 during the same period in the prior year (2nd Quarter 2010), thus we experienced a 13.7% decrease compared to the 2nd quarter of 2010. We still have lots of buyers looking for homes in the lower price ranges.
Market Activity staying the same. The number of single family homes sold in Tahoe Donner, as recorded in the Tahoe Sierra MLS, for April 2011 through June 2011 was 45 homes. Basically, the market activity for single family home sales has stayed the same as last quarter, but still represents a decrease of 6.5%, or 10 homes, compared to the same period in the prior year. Typically we see an increase in market activity during the 2nd quarter of year each year, over the activity in the 1st quarter, but this year it stayed pretty much the same in both quarters.
Homes are selling at about 94.7% of their asking price. The average listing price for single family homes in Tahoe Donner for April 2011 through June 2011 was $528,987. This represents a decrease of 7.3%, or $41,401, compared to the prior quarter and a decrease of 17.2% compared to the same period in the prior year. Single family homes in Tahoe Donner sold at an average of 94.7% of their last listed price, during April 2011 through June 2011, compared to the same period in the prior year when the homes were selling at an average of 95.9% of their last listed price.
Decrease in the average $/sq.ft. of sold homes. Average price per square foot for Tahoe Donner homes sold during the 2nd Quarter was approx. $247, a decrease of 2.4% (at $253/sq.ft.) as compared to last quarter (1st Qtr 2011), and a decrease of 11.5% (at $279/sq.ft. in Q2 of 2010) as compared to the same period last year. Inventory Increased. The number of listings for Tahoe Donner single family homes for sale in the Tahoe Sierra MLS was 91 as of May 11, 2011. This represents a slight increase over last quarter, a 1.1% increase in inventory of single family homes. This number is low compared to previous years at this time of the year. But, as expected, we are starting to see the number of listings increase over the number of homes on the market during the winter/spring seasons.
Lower priced homes are continuing to sell the best.The median sales price for single family homes in Tahoe Donner for January 2011 through March 2010 was $512,000. This represents a decrease of 1.5%, or $8,000, compared to the prior quarter. The median sales price for single family homes was $502,000 during the same period in the prior year (1st Quarter 2010), that’s a 2.0% increase compared to this past quarter. We still have lots of buyers looking for homes in the lower price ranges.
Market Activity decrease. The number of single family homes sold in Tahoe Donner, as recorded in the Tahoe Sierra MLS, for January 2011 through March 2011 was 45 homes. This represents a decrease of 36.6%, or 26 homes, compared to the prior quarter and an increase of 18.4%, or 7 homes, compared to the same period in the prior year. The market activity has decreased during the last three quarters as compared to the previous quarter. It is fairly common to have a drop in market activity during the first quarter of year each year.
Homes are selling at about 95.7% of their asking price. The average listing price for single family homes in Tahoe Donner for January 2011 through March 2011 was $570,388. This represents a decrease of 6.4%, or $25,410, compared to the prior quarter and a decrease of 4.3% compared to the same period in the prior year. Single family homes in Tahoe Donner sold at an average of 95.7% of their last listed price, during January 2011 through March 2011, compared to the same period in the prior year when the homes were selling at an average of 93.1% of their last listed price.
Increase in the average $/sq.ft. of sold homes. Average price per square foot for Tahoe Donner homes sold during the 1st Quarter was $253, an increase of 3.3% (at $245/sq.ft.) as compared to last quarter (4th Qtr 2010), and a decrease of 0.8% (at $255/sq.ft. in Q1 of 2010) as compared to the same period last year. This represents a large decrease over last quarter at this time, a 41.2% decrease in inventory of single family homes. This decrease in inventory is pretty usual for this time of the year as homes have been taken off the market to be ski leased for the winter season.
Lower priced homes are continuing to sell the best. The median sales price for single family homes in Tahoe Donner for October 2010 through December 2010 was $520,000. This represents a decrease of 1.0%, or $5,000, compared to the prior quarter. The median sales price for single family homes was $610,750 during the same period in the prior year (4th Quarter 2009), that’s a 14.9% decrease compared to this past quarter. We still have lots of buyers looking for homes in the lower price ranges.
Market Activity increase. The number of single family homes sold in Tahoe Donner, as recorded in the Tahoe Sierra MLS, for October 2010 through December 2010 was 71 homes. This represents an increase of 12.7%, or 8 homes, compared to the prior quarter and a decrease of 11.3%, or 9 homes, compared to the same period in the prior year. The market activity has increased during the last three quarters as compared to the previous quarter.
Homes are still selling at about 95.4% of their asking price. The average listing price for single family homes in Tahoe Donner for October 2010 through December 2010 was $609,321. This represents an increase of 5.4%, or $31,485, compared to the prior quarter and a decrease of 8.9% compared to the same period in the prior year. Single family homes in Tahoe Donner sold at an average of 95.4% of their last listed price, during October 2010 through December 2010, compared to the same period in the prior year when the homes were selling at an average of 95% of their last listed price.
