Opening Dates for Tahoe Donner Amenities
Here’s the list of opening dates for various Tahoe Donner amenities for the summer season:
- May 24 – Tahoe Donner Golf Course
The golf course will be open full-time as of this Friday, May 24. It will be open seven days a week for the summer season. For more information and rates, visit the Tahoe Donner Golf webpage. Golf season passes and multi-play packs are also available for sale.
- May 24 – Beach Club Marina at Donner Lake
The Donner Lake Tahoe Donner marina opens this Friday, May 24, for the summer season. It will be open from May 24 to September 2 daily from 7:00 am to 9:00 pm. For more information visit the Tahoe Donner Beach Club Marina webpage.
- May 25 – Trout Creek Recreation Pool
The Trout Creek Recreation Pool will open this Saturday, May 25. Over the Memorial Day weekend, May 25-26, the pool will be open from 10:00 am to 7:00 pm. The opening hours will be from 3:00 pm to 7:00 pm on weekdays, and 10:00 am to 7:00 pm on weekends, from May 27 to June 13 ( the end of the 2013 TTUSD school year). Statistics on Active Home Listings Versus Sold Homes – March 2013
The Truckee Real Estate market and North Lake Tahoe Real Estate market inventory of homes for sale continues to be low. We have 32% fewer active listings as of March 31, 2013 than six months ago. And the number of single family homes sold in March was 21% less than those sold in October of 2012. Distressed sales in March (REO’s and short sales) comprised 20.5% of the total sales whereas current distressed active inventory is only 3.5% of the total sales in the combined Truckee Real Estate and North Lake Tahoe Real Estate areas.

Median Home Prices and Average Price/Sq.Ft. of Truckee – N. Lake Tahoe Homes
Here’s some Market Data for the 1st Quarter 2013 for the Truckee Real Estate market and the North Lake Tahoe Real Estate market . . .
Median sales prices for single family homes were up in all areas of Truckee and North Lake Tahoe, except the three main luxury subdivisions, which were down. In some areas, median prices were up significantly.
Another tidbit of information is that, in the Lahontan luxury home community, there were 11 sales through all of last year and already 6 have been sold in the first quarter of this year. Thus, we are seeing a trend in more luxury homes being sold this year, over the previous years.
With regards to average price/square foot of single family homes sold during the 1st Quarter of 2013, those were up in all but the North Lake Tahoe area. As we keep saying our Truckee Real Estate market and Lake Tahoe Real Estate market are heating up, we are seeing price increases across the board now in many areas.
We anticipate the upward price trends to continue. The inventory of homes on the market for sale is still low and Buyers are actively searching for homes to buy now. Many of these buyers are ones who have hesitated to buy over the last few years and are now scrambling to find their perfect property.

Tahoe Donner Summary (Complete Report)
Inventory Very Low. The number of listings for Tahoe Donner single family homes for sale in the Tahoe Sierra MLS was 35 as of April 02, 2013. This represents a decrease of 20 homes over the beginning of last quarter, in January. However, about 13 single family homes have been listed in the last ten days and we now have 46 homes on the market in Tahoe Donner as of April 12. So, the good news is that we’re started to get more home listings. But, our inventory of homes for sale is still much lower than usual as compared to previous years. The low inventory of homes available for sale is still contributing to our current multiple offer situations.
Average and Median Sales Prices Increased. The median sales price for single family homes in Tahoe Donner for January 2013 through March 2013 was $499,900. This represents a 3.6% increase compared to the prior quarter. The median sales price for single family homes was $442,000 during the same period in the prior year (1st Quarter 2012) which shows a 13.1% increase in prices since last year. The average sales price for single family homes in Tahoe Donner for January 2013 through March 2013 was $525,683. This represents a 2.4% increase compared to the prior quarter, and a 6.1% increase compared to the same period in the prior year. We are still selling many homes in the lower price ranges, but the median price of homes being sold is increasing along with the average selling prices.
Market Activity Decreased. The number of single family homes sold in Tahoe Donner, as recorded in the Tahoe Sierra MLS, for January 2013 through March 2013 was 53 homes, about 20 homes less than what was sold in the prior quarter. And, this is a -15.9% decrease in the number of homes sold as compared to the same period in the prior year of 2012.
Homes are selling at about 97.3% of their asking price. The average listing price for single family homes in Tahoe Donner for January 2013 through March 2013 was $540,080. This represents an increase compared to the prior quarter, and an increase compared to the same period in the prior year. Single family homes in Tahoe Donner sold at an average of 97.3% of their last listed price, during January 2013 through March 2013, compared to the same period in the prior year when the homes were selling at an average of 96.1% of their last listed price. Thus, it seems that buyers are willing to pay a bit closer to the listed sales price for homes than they were a year ago.
Average $/sq.ft. of Sold Homes Increased. Average price per square foot for Tahoe Donner homes sold during the 1st Quarter was approx. $248, an increase as compared to last quarter (4th Qtr 2012) when it was at $238/sq.ft., and an increase from the $228/sq.ft. in Q1 of 2012 – the same period last year. So, the average price/sq.ft. for sold homes is increasing now along with the average and median sales prices. This is another indication that home prices are now increasing in our market, we are now in a rising market! Note: If you are a buyer of property, please remember that the sold price/sq.ft. is generally higher for smaller homes and lower for larger homes.

Spring Shoulder Season in Truckee – Lake Tahoe
Now is what we call the “spring shoulder season” — it is one of the best times to be in our area – Truckee and North Lake Tahoe! The ski resorts are closing, many of them have already closed for the winter season, and things are quiet around here. We love this time of the year!
While other areas of California have already seen their spring flowers bloom, ours are just now
blooming. Take a look at this photo of The Villager Nursery on Donner Pass Road. There is a beautiful showing of spring flowers there now and it just brightens my spirits to pass by this each day.
This is a great time of the year for hiking and biking, not to mention that it is a wonderful time to try out the various restaurants in our area. Many of the area restaurants offer coupons or discounts to just try to draw in some business while things are a bit slow with less people coming to the area to visit.
