On the other end of the spectrum from the lower priced homes in Tahoe Donner are the Tahoe Donner luxury homes in the $1M and over price range.  Normally, we have more of these homes on the market for sale, but as we’ve mentioned, the inventory is pretty low in our area right now.  The luxury homes on the market now certainly would have sold for $500,000 or so more back at the height of the market.  So, now is also a great time to get a really good deal on luxury homes. There are now only 4 single family homes for sale in Tahoe Donner priced >=$1,000,000.

Tahoe Donner Summary (Complete Report)

Inventory Decreased A Lot. The number of listings for Tahoe Donner single family homes for sale in the Tahoe Sierra MLS was 55 as of January 05, 2013. This represents a major decrease over the last quarter.  Our inventory of homes for sale is now much lower than usual as compared to previous years.  The low inventory of homes available for sale is contributing to our current multiple offer situations.

Median sales price has decreased slightly.  The median sales price for single family homes in Tahoe Donner for October 2012 through December 2012 was $482,500. This represents a decrease compared to the prior quarter. The median sales price for single family homes was $537,500 during the same period in the prior year (4th Quarter 2011).  This just shows that we are selling many homes now in the lower price ranges.

Market Activity about the same.  The number of single family homes sold in Tahoe Donner, as recorded in the Tahoe Sierra MLS, for October 2012 through December 2012 was 74 homes, the same as the prior quarter.  But, this represents an increase of about 16 homes, compared to the same period in the prior year.

Homes are selling at about 96.6% of their asking price.  The average listing price for single family homes in Tahoe Donner for October 2012 through December 2012 was $531,747. This represents a slight decrease compared to the prior quarter, and a decrease compared to the same period in the prior year.  Single family homes in Tahoe Donner sold at an average of 96.6% of their last listed price, during October 2012 through December 2012, compared to the same period in the prior year when the homes were selling at an average of 95.7% of their last listed price.  Thus, it seems that buyers are now willing to pay a bit closer to the listed sales price for homes than they were a year ago.

Average $/sq.ft. of sold homes decreased.  Average price per square foot for Tahoe Donner homes sold during the 4th Quarter was approx. $238, a decrease as compared to last quarter (3rd Qtr 2012) when it was at $244/sq.ft., and a decrease from the $251/sq.ft. in Q4 of 2011 -  the same period last year.  Note: If you are a buyer of property, please remember that the sold price/sq.ft. is generally higher for smaller homes and lower for larger homes.

The Tahoe Donner Snowplay area will be open until 6:30 p.m on Friday, February 8 for night tubing!  What a fun event to light up the night, since all guests will receive glow sticks.

The Snowplay Area will be open every day during President’s week.  Thus, beginning February 16 and going through February 24 the area will be open from 9:30 a.m. to 4:30 p.m.
